How Can I Help?

Paperwork

  • Send the purchase agreement, disclosures, and any addenda to the settlement agent

  • Send an introductory letter to you and your client(s)

  • Confirm that all documents are fully ratified; pursue any outstanding signatures

  • Confirm receipt of HOA package and send to the buyer’s agent (if applicable)

  • Send the buyer’s agent and settlement agent any repair receipts, warranties, or invoices

Deadlines

  • Review Contract deadlines and set up calendar invites for key dates including EMD, inspection period, and closing date

  • Confirm the day and time of all inspections (if applicable)

  • Confirm receipt of the EMD with the settlement agent by the deadline

  • Order termite, well, and septic based on the closing timeline (if applicable)

  • Confirm closing day and time for both seller and buyer

Communication

  • Remain in contact with the settlement agent for closing updates

  • Check in with the lender for loan progress and to confirm appraisal (if applicable)

  • Confirm settlement agent has all appropriate documents, invoices, and receipts to generate a settlement statement

  • Request a copy of the settlement statement for you to review before closing

  • Follow up with the settlement agent to ensure the transaction is closed
